Location Matters
For Middle TN, both words of advice happen to be correct and positive. Residential real estate trends are best viewed from both national and location-specific perspectives. Brian and Bo reference the long-term trajectory of our Middle TN market. I have included an appreciation graph that maps out the 5.9% historic annual gain. Nobody expects a repeat of the 25.4% jump we experienced locally in 2021. But moderation and sustainability are healthy outcomes. For homeowners, price appreciation will continue, though less accelerated. And in relief for buyers, rising inventory is enabling sensible choices.
Greater Nashville will continue to absorb available inventory even while active listings in our region have grown 73% over August 2021. 12 days on market is the norm. And we still only have 2.8 months of inventory, (# of listings divided by units sold per month). Compare current monthly inventory back over 15 years.
